Arcadia Lite Fix N Flip Crowdfunding
Introducing Arizona’s 1st crowdfunding project, Arcadia Lite Fix N Flip through Crowdfunding. We purchased the home on 3433 E. Sells Dr., Phoenix Arizona on 11/7/2018 for $340,805 and had already begun the design work with the architect, contractor, and engineers. Permits have been submitted to the city of Phoenix in late 2018. As we have just captured our second project, we met with the architect and construction team the first week of February at the (NEW 2nd project CLICK HERE)
You can see the associated costs in the table above, also showing the estimated time frame (color graph above). The associated costs for our Arcadia Lite Fix N Flip Crowdfunding include the purchase price of $340,805.oo , $5,500 in architectural costs, $4,400 in mechanical, plumbing, & electrical design, $3,900 for the structural engineer, $5,000 for estimated permits costs, and $1500 in administration expenses that have all been incurred. At our meeting with the architect in early February, the construction team also got all their questions answered to get good estimates and time frames for construction. In addition to those costs we have allocated $1500 for administration and $300,000 for construction. You can see the general original design of the property here below. Currently, as we start the crowdfunding in March we are waiting the on city for their input and required changes. Once we have the required changes, the architect will work with the engineers to make the needed corrections and re submit everything back to the city. We are at their mercy again as to time frame of when they get back to us after the changes, yet three weeks is generally a reasonable expectation.
